# About

Set on an elevated double plot within Puerto del Capitán, a small gated community in the hills of Benahavís, this substantial Mediterranean villa enjoys an unusually open setting, with panoramic views stretching across the coastline towards Gibraltar and inland to La Concha mountain. The property occupies approximately 3,700 m² of land, with generous interior volumes and extensive terraces that make the most of its hillside position. The architecture is characterised by spacious rooms, broad openings and a layout distributed across three levels, offering considerable flexibility in how the different areas of the house can be used. At entrance level, the main living room, dining area and kitchen form a large communal space, with fireplaces in both the living room and kitchen adding a more traditional character. Two en-suite bedrooms complete this floor, while the upper level accommodates the principal suite, two further bedrooms and an additional lounge. From the principal suite, the sea views extend across the surrounding landscape, while its dressing room looks towards the mountains. The lower level offers three further bedrooms, together with a gym, laundry facilities and a kitchenette. With its own entrance, this floor can function more independently from the main living areas, providing different possibilities for family accommodation, guests or staff. Outside, the extensive grounds include a swimming pool, private padel court and spacious terraces overlooking the Mediterranean. The elevated position gives the outdoor areas a particularly open outlook, while the size of the plot provides space and separation from neighbouring properties. Puerto del Capitán is a small residential community of just 27 properties, with controlled access and night-time security. Its hillside setting offers a quieter alternative to the more established residential areas closer to the coast, while Marbella, San Pedro and Puerto Banús remain within easy reach by car. With its generous proportions, flexible accommodation and far-reaching views, the property offers considerable scope for a future owner to reinterpret its spaces while preserving the qualities of its setting.
